When Kory and his sister Katie first started Green to White Property Management, the plan was simple: take on a few lawn care jobs on the side and see where it went. Fast forward a few years, and the duo is now running a full time, year round operation serving properties throughout Chilton—handling everything from summer lawn maintenance to winter snow removal.
“We started small,” they say. “At first, it was just a side thing. But as we added more customers and more services, it quickly turned into a full time business.”
Today, Green to White offers a wide range of services including lawn mowing, fertilizing, aerating, lawn rolling, dethatching, and snow removal. With just the two of them managing operations, efficiency and reliability are critical—especially during Wisconsin’s unpredictable seasons.
As their business grew, so did their equipment lineup. Kory purchased his first John Deere 1025R to handle smaller properties and residential work. Soon after, they added a John Deere 648R stand on mower, followed by a John Deere Gator™ 835M to help move equipment and supplies efficiently between jobs.
Most recently, Green to White added a second 1025R—this time specifically outfitted for snow removal duties.
“Each piece of equipment has a purpose,” Kory explains. “The 1025R without the cab gets a lot of use for lawn rolling and aerating in the spring and summer, and it’s been huge for mulching. The stand on mower handles everything from mowing to dethatching, and the Gator is constantly running equipment or tools around town.”
The compact size of the Gator has even helped them streamline transportation.
“We’ll load the stand on mower onto a small trailer behind the Gator and run that instead of taking a truck,” They said. “It’s quicker, easier, and perfect for in town jobs.”
Technology is also playing a growing role in how Green to White manages their business. They currently use John Deere™ JDLink™ on the Gator and equipment trailer to track location and usage, and they rely on John Deere Operations Center™ and Equipment Mobile to stay on top of maintenance and service intervals.
“It’s nice not having to manually track hours or mileage,” Kory says. “Everything syncs automatically, and I can set alerts when service is due.”
Looking ahead, they see even more potential value in machine connectivity—especially when it comes to billing and customer communication.
With demand strong in the Chilton area and technology continuing to evolve, Green to White Property Management is well positioned for the future. By investing in versatile equipment, maximizing up time, and embracing smart tools, Kory and Katie have built a business that’s efficient, professional, and ready for any season Wisconsin throws their way.
